Borough or township? Why it matters for your roof

A Kennett Square mailing address does not tell you which municipality you are in. The Borough of Kennett Square, incorporated in 1855, is surrounded on all sides by Kennett Township but has its own separate government (Kennett Township Historical Commission records). The 19348 ZIP code also reaches into East Marlborough and other nearby townships. Kennett Township's own contractor guidance warns that a project with a Kennett Square address is not automatically in Kennett Township (Kennett Township).

The borough grew quickly in the late 1800s, from 884 residents in 1870 to 1,516 by 1900 (SPMC, citing census figures).   • Shared roofs on twins and rows. The joint where two roofs meet, often with a parapet or fire wall, is a common leak point. A repair on one side has to tie into the neighbor's roof without damaging it.
  • Low-slope rear roofs. Back kitchens and additions often have flat or nearly flat roofs that leak at the wall joint with the main house.
  • Built-in and box gutters. Older cornices hide gutters lined with metal. When the lining fails, water goes into the wall and the front room ceiling.

Kennett Square's downtown is lively, with independent shops, restaurants and galleries along State Street and First Friday Art Strolls each month (Wikipedia). Many of these buildings are older brick structures with low-slope roofs behind parapets, often with apartments or offices upstairs.

  • Parapet and coping leaks. Water gets into the top of parapet walls and shows up on interior walls below.
  • Membrane seams and wall flashing. EPDM, modified bitumen and older built-up roofs fail first at seams and where they turn up the walls.
  • Rooftop equipment. Heating and cooling units and their curbs, plus the foot traffic of service technicians, cause many commercial leaks.

Kennett Township homes, estates and historic properties

Outside the borough, Kennett Township mixes newer neighborhoods, larger lots, preserved farmland and some of the oldest buildings in the county. Properties on the National Register in the township include the Old Kennett Meetinghouse, built in 1710 by Quakers, the Harlan Log House from about 1715, the Hamorton Historic District laid out in the 1830s, and Longwood Gardens, with more than 1,000 acres of gardens and greenhouses (Kennett Township Historical Commission records).

  • Wooded lots where limbs, leaves and shade drive storm damage, clogged valleys and moss.

Mushroom houses and farm buildings

Kennett Square is known as the Mushroom Capital of the World. Florist William Swayne imported mushroom spores from England around 1885 and built the first mushroom house in the area (Kennett Township Historical Commission records), and area farms now produce the majority of the nation's crop, according to Visit Philadelphia, which puts the September Mushroom Festival's attendance at about 100,000 people a year (Visit Philadelphia).
