About Unionville PA Roofer

We repair and replace roofs for homes, barns, garages and small businesses in Unionville, East Marlborough Township and the surrounding Brandywine Valley. Everything we do starts from one idea: find where the water is really getting in, fix that, and tell you the truth about your roof.

Who we are

Unionville PA Roofer is a roof repair and replacement company focused on one small corner of southern Chester County: the village of Unionville and the townships, farms and boroughs around it. Our office is on Unionville Road, the stretch of PA 82 that runs through the area, and the roofs we work on are the ones you pass every day, from 19th century village homes to bank barns, carriage houses and newer homes on former fields.

We built this business around the problems homeowners here actually have: slate roofs that are often replaced when they could be repaired, stone chimneys that leak at the flashing, outbuildings that lose panels in every windstorm, and leaks that show up on a ceiling far from where the water gets in.

Why we focus on Unionville

Roofing here is different from roofing in a new subdivision, and the reasons are specific:

  • Old houses. Most homes in the Unionville village date from 1820 to 1880, and the Unionville Village Historic District, listed on the National Register of Historic Places in 1979, includes 69 contributing buildings, the oldest from about 1750 (Wikipedia; ChesterCounty.com). Their roofs need people who know slate, copper and plank sheathing.
  • Horse country. Plantation Field, Penn Vet's New Bolton Center and the farms between them mean barns, stables and run-in sheds, each with roofs of their own.
  • Trees and wind. The mature trees that make the area beautiful also drop limbs on roofs. PECO's 2026 filings to the Pennsylvania Public Utility Commission blamed heavy winds and fallen limbs for storms on February 22, March 16 and May 20 that cut power to thousands of Chester County customers (PECO filing).
  • Winters. Freeze and thaw cycles and ice at the eaves open flashing and push water into walls.

Focusing on a small area means we know these roofs, these roads and these weather patterns, and we are close enough to come back if anything about our work is not right.

How we work

  1. Find the cause, not just the stain. We trace water from the attic side and the roof side before we sell any repair.
  2. Repair before replace. If your roof has life left, we say so, even when replacement would be a bigger job for us.
  3. Put it in writing, with photos. Every estimate shows what we found, why it happened, what we recommend and what it costs.
  4. Match the house. Matched slate, copper where the original detail was copper, and repairs that do not shout from the road.
  5. Respect the property. Ground protection over gardens and stone walls, careful staging around trees and outbuildings, and magnetic sweeps for nails.
  6. Tell you our real hours. Monday to Saturday, 8:00 am to 8:00 pm. We would rather you know exactly when we answer than wait by the phone.

What we will not do

  • Promise a free roof or offer to cover your insurance deductible
  • Pressure you to sign the same day
  • Smear tar or sealant over slate or flashing and call it a repair
  • Walk on a slate roof
  • Pressure wash an asphalt shingle roof
  • Recommend replacing a sound roof because of its age alone
  • Take payment before a contract is signed

Following Pennsylvania’s consumer protection rules

Pennsylvania's Home Improvement Consumer Protection Act protects homeowners, and we work within it. Contracts over $500 are written and signed, list the Bureau of Consumer Protection's number (1-888-520-6680), and explain your right to cancel within three business days of signing. On contracts over $1,000, deposits are capped at one-third of the price plus any special order materials, listed separately, and no payment is taken before the contract is signed (HICPA information sheet).

The law also requires a contractor's Attorney General registration number on estimates, contracts and advertising, and minimum liability insurance. Ask us, or any roofer, for both before you sign.
